Why we are exposing the crimes committed by brokers at Verico the Mortgage Station
We have noticed a trend amongst the many visitors who are now coming to our website repeatedly, sometimes several times on the same day. They often review an article, linking to it from social media, a search engine, or an email or other link, and then they go to our "Testimonials"or the "Our Team"page. Sometimes, they go to our commercial services website and review the counterpart pages there. This is natural as people want to know who is making the allegations.
However, when we see the same visitor go to those same pages eight, nine, ten, or more times, it becomes clear that they are trying to figure out for themselves who we are and why we are telling this story.
We understand that Verico the Mortgage Station is a well-established brokerage and that they have been able to maintain the façade of being an honest and ethical business, at least until now. However, the same can be said about every white-collar criminal who has ever been arrested, convicted, and sent to prison. In this case, the crimes are particularly heinous as they are being committed against seniors who can in some cases be easily manipulated, and who depend on their life savings and their homes for survival. It is also a serious matter as these brokers are licensed by the province and are supposed to be honourable in their dealings, but honest people do not commit the crime of usury, also known as loan sharking, and they do not skim hundreds of dollars worth of illegal and unauthorized fees out of a mortgage being brokered for a senior.
For decades, "Teflon Don"skated away from prosecution for many crimes he was known to have committed, but that is all catching up on him now.
The results of the first investigation show how these brokers do business. That detective was somehow motivated by these brokers, who boast sales of six million dollars a year, to bury these allegations and he did not even try to hide his bias as he did not in any way even attempt to contact the victim or ask for any evidence. He just listened to the brokers and then filed what appears to have been a scathing attack against our producer. Of course, that all changed after our producer provided irrefutable evidence directly to the Chief of the South Simcoe Police Service and to the Inspector in charge of the Criminal Investigations Division, and he notified them of his intent to file a request for an investigation of corruption by the OPP and the Office of the Independent Police Review Director.
We have talked a lot about the brokers at Verico the Mortgage Station, but now we feel we should clarify who we are and why we are producing this documentary.
Five Points Media is a non-profit-motivated social enterprise that works together with a provincially registered not-for-profit called the Ontario Community Awareness Network. Together, these benevolent organizations provide fully donated video production services to charities, not-for-profits, and compassionate community groups in Barrie, Innisfil, and Oro-Medonte. We also sometimes go outside of that region to report on issues and events that affect a larger portion of the population.
During the past nine years, we have donated more than 300 videos to a minimum of 180 local charities and groups, valued at more than six hundred thousand dollars.
We charge nothing for our services, and we are self-financed so we can limit the influence of advertisers and the government. In 2020, our team was honoured by being voted to finalist status for the "Paying It Forward"award of altruism that is presented each year by the Greater Barrie Chamber of Commerce and the City of Barrie. We have also received awards reflecting the value of our contributions from the Women and Children's Shelter of Barrie and St John Ambulance Barrie Simcoe Muskoka.
Our contributions to Barrie, Innisfil, and Oro-Medonte have been credited with raising hundreds of thousands of dollars in donations for dozens of charities and community organizations.
Although much of our talented crew is young and still honing their skills, our team is led by John Ironside, a former international journalist and producer of documentaries who has worked in media all over the world since the late 1980s. To this day, more than thirty years later, he remains the youngest producer to have ever had his work shown in full format on stations of the CBC network, and he has earned multiple awards for his work, mostly about social issues.
Prior to that, John served our country as a member of the armed forces.
John's combination of training and experience made him a useful videographer for groups like Greenpeace in the United Kingdom. Then our producer moved on to become a war correspondent for the British equivalent of CNN in Bosnia and the Middle East. That led him to print journalism in Athens, where he was the Deputy Editor of a national English-language newspaper owned by the Washington Times.
Our contributions to our community have produced accolades and awards, but the reason we do it is to help those in need and who do not have a voice.
John has worked in various roles for a variety of commercial video production companies that produced programming for PBS, Global, CTV, CBC, and others, earning more than 5,000 credits over thirty years.
John credits his greatest job as being part of the team at Five Points Media, which he started in 2014. During that nine-year period, our crew has provided a voice to many hundreds or thousands of people who otherwise would have been denied expressing their views through mainstream media, which cares more about advertising revenue than relevant community programming.
There is a high financial value to the services we provide, but the main motivation for our work is to help those who are economically or socially oppressed by a society that shows little if any concern for the well-being of those who are not wealthy.

It is also worth noting that Five Points Media is a respected local media service that has worked with just about every local public service and institution, ranging from City Hall and the office of the Mayor, through to the Public Library, the Barrie Police Service, the Nottawasaga OPP and a plethora of connected agencies, the Barrie Fire and Emergency Services, ambulance services, Georgian College, Royal Victoria Hospital, retirement homes, children's organizations, Base Borden, and the list goes on.

We also possess full production facilities, including a standard studio with a full-sized green screen wall, a fully functional kitchen set, a broadcast quality all-glass sound booth, full location facilities, multiple 4K cameras, and post-production facilities that are second to none in the region. To the best of our knowledge, no other facility comparable to ours exists north of the Greater Toronto Area.
Perhaps the biggest consideration when assessing credibility is the fact that we are here, posting our articles and presenting our evidence, in our own names, while taking credit and accepting full responsibility for what our team has said and written about the criminal actions committed by the brokers at Verico the Mortgage Station and the likely negligence level of apathy shown by the management team of Verico Financial Group and the board of directors of HomeEquity Bank.
This simple fact is significant and important because so far, we are the only ones willing to stand up, and that should speak volumes.
Why are the brokers at Verico the Mortgage Station, management at HomeEquity Bank, and the board of directors at HomeEquity Bank not willing to discuss this story on camera or at all?
It was through the CHIP Reverse Mortgage that our producer was defrauded, so how many other seniors will be defrauded before either of these provincially regulated financial services stands up?
It is also significant that a year has passed since we first reported on this story, and yet none of the three corporations we have spoken about have found cause to challenge our claims in a court of law. We are talking about companies that are worth between five million dollars a year and five point seven billion dollars. However, they are all afraid to seek injunctive relief or file for a cease-and-desist order against a small not-for-profit community channel.
If we were not telling the truth, one or all of these corporations would have filed action in the Superior Court, but they have not done so because in Canada, those who file nuisance SLAPP lawsuits are heavily fined, and they would be open to humiliation for being taken to school by a comparative mouse to their elephant.
The reason for their fear is that we are telling the truth and we can back up our claims with evidence.
The roughly $500.00 grift is not the reason for this documentary, but it is the catalyst that caused us to seek support to produce a program about how some mortgage brokers defraud seniors. Verico Financial Group is not the only financial brokerage being discussed within our documentary, but from what we are hearing from residents in Innisfil and Simcoe County, they are going to easily fill a large portion of the on-camera interviews.
Decent people choose not to deal with companies or individuals who defraud seniors, and the only way they can be safe is to be informed about what brokers to avoid.
In addition to our charitable contributions, our team has also exposed crimes that would otherwise have gone unknown to the public and been ignored by the police. Many of those reports resulted in the civil and criminal prosecution of those who caused harm to people without influence who are most often denied a voice.
In one case, when we were reporting on the lies being told by anti-vaxxers at illegal rallies in Barrie, an unknown individual drove by our studios three separate times and shot out the windows of our van with a rifle in a vain attempt to silence us.
Our producer responded by posting 4K surveillance images of the shooter and his vehicle, and by calling out the shooter to come to our door to discuss his views, and he even said he could bring his rifle if doing so made him feel like a real man.
In 2020, our commitment to our community resulted in our crew being nominated and voted as finalists for the "Paying It Forward" award for altruism that is presented each year by the Greater Barrie Chamber of Commerce and the City of Barrie.
Contributions to the community and reporting on abuses are cornerstones of true media, and we are proud to say that is what we do at Five Points Media.
We have heard from the Inspector in charge of Criminal Investigations at the South Simcoe Police Service about some of the stories being told about us by the brokers at Verico the Mortgage Station while they are hiding in their office, refusing to explain or justify their actions in a public forum. We welcome you to draw your own conclusions based on who is supporting the claims and who is hiding in the shadows.
Once presented with the evidence, the top cops at the South Simcoe Police Service launched a specialist fraud investigation, and that should tell you a lot about the validity of the allegations.
We have also been told that the brokers of Verico the Mortgage Station produced for the first detective a fraudulent document that was intended to falsely refute the true rate of interest charged, which was 120% per year. That rate is usury, a criminal offence punishable by a prison sentence of up to five years. The brokers have consistently refused to provide our producer with a copy of that document, which they claim he signed. Clearly, the fake nature of that document is obvious, as when brought to their attention, the truly irrefutable evidence caused the Chief and Inspector of the South Simcoe Police Service to set aside the conclusions of the first biased detective and assign the matter to a specialist financial fraud investigator. We welcome all inquiries but have been advised not to release unredacted versions of our evidence at this time.

Accused 'Serial Agitator' Talks Down Suicidal Man While Supporting Multiple Care Motivated Groups
Samuel Johnson, the English writer, is credited as saying: "The true measure of a man is how he treats someone who can do him absolutely no good." That statement is very relevant to our reporting of this story. For the same reason registered sex offenders are not permitted to work at daycares, those who have been caught and exposed using tangible evidence after willfully and knowingly defrauding potentially vulnerable seniors should be banned from providing services to them.
When discussing loan sharks, fraud, concealment, and illegal abuses of trust, that ruling should apply to all.
David Flude, the Principal Broker at Verico the Mortgage Station, chose not to protect his senior client, but instead to cover for his broker Renee Dadswell who has admitted to committing the indictable act of usury, or loan sharking, against senior and veteran clientele. When faced with the evidence and the facts, David Flude apparently went so far as to 'motivate' detectives of the South Simcoe Police Service to omit key evidence and to falsify figures so they could cut the provincially licensed broker a 'get out of jail free' card to avoid a prison sentence of up to five years of incarceration.
Our crew at Five Points Media, who are openly reporting on this story in our own name, are the antithesis to that overwhelming need for greed.
While They Scramble, We Help Those Most In Need
On Tuesday, August 6, 2024, our Producer sent an email to Jo Taylor, the President and CEO of the Ontario Teachers' Pension Plan OTPP, of which the HomeEquity Bank is an asset. The response was instantaneous and record breaking for our website, as visitors old and new poured by the hundreds into the content of our story from various sources, both foreign and domestic, focusing heavily on the links we provided to relevant components of our tale of lies, manipulation, and loan sharking. Part of the reason for the explosion of traffic is we carbon copied Katherine Dudtschak, the new President and CEO of HomeEquity Bank.
We looped her in because we are open and honest, so we don't talk about people behind their backs.
During the 36-hours to follow, we saw hundreds of visitors come to this website, both openly and while hiding behind proxy servers, and also to the website of Five Points Media, and our commercial division, which is not part of this expose documentary. The repeated visits to our community videos shows a deep seeded need by those we are exposing to find something, no matter how menial, that they think they can use to coerce us not to report this story. For some reason, they were especially drawn to a video we donated to a charity that goes to Northern Manitoba to rescue dogs and puppies from a culling that happens every year.
We don't know why, and can only guess that maybe they just liked the cute puppies. 😉
Our view on social responsibility is very different to that demonstrated by the brokers of Verico the Mortgage Station and the boards of directors of both Verico Financial Group Inc. and HomeEquity Bank. Last night, while they floundered in apparent desperation trolling our websites trying to find or manufacture a way to evade accountability for their own criminal and ethical breaches of trust, our Producer, who David Flude described to another potential client as a 'serial agitator', was on the streets of Barrie with a team of altruistic citizens who voluntarily assume responsibility for the health and welfare of our most vulnerable citizens. As they have done more times than they can count, this team of volunteers travelled to encampments and to the city's core to provide members of the unsheltered and homeless community with food, clothing, and necessities of survival like tents and sleeping bags. The group also provides advocacy and advice to those in need, as can be seen in this recent video that we fully donated to help educate the public against the propaganda being put out by city politicians who have a more centrally focused agenda..
While we stand ready to defend against any legal abuse by the criminally collaborating multi-billion-dollar Schedule 1 Canadian Chartered Bank or the quarter-trillion-dollar mega-corporation that owns them, these 'ethical professionals' hide and scour our stories, looking for what they think will let them escape responsibility.
Loan Sharks Bring Harm to the Community - Verico the Mortgage Station
Today, July 20, 2024, the Teddy bears of South Simcoe will once again be marching to the beat of fun, as children from across the region play, dance, parade with their stuffed buddies, and have a great day with their families and new friends. We are showing this because videos like this one, which we produced about the first picnic held two years ago, is exactly the kind of service that we donated to every charity, not-for-profit, and benevolent group that asked, but which we can no longer provide due to the actions of the brokers of Verico the Mortgage Station, and because of the decisions by their allies at Verico Financial Group Inc. and HomeEquity Bank who have covered for their crimes these past two years.
Our services save memories for the children and parents and enable long distance grandparents to be part of the fun, while also promoting the charity. Regardless, it was evidently more important for Renee Dadswell to line her pockets with money skimmed through loan sharking, for which Lisa Purchase needed to set up the mark, which drained resources from our not-for-profit social enterprise that charged nothing to charities, not-for-profits, and benevolent community groups.
Our services save memories for the children and parents and enable long distance grandparents to be part of the fun, while also promoting the charity.
Does it get any sleazier or more reprehensible than robbing multiple generations of families of cherished memories because as a 'trusted financial professional' you defrauded a philanthropist by loan sharking?
Historical Facts Cannot Be Changed by Empty Lies
We have heard about some of the stories being told by the brokers of Verico the Mortgage Station to 'explain' to prospective clients, and to the apparently naïve new President and CEO of HomeEquity Bank, about the 'sinister' motivation of our expose documentary. Deception is also apparently being used to denounce, without evidence, our fully supported allegations of loan sharking, deception, and pathological levels of lying. We have also been told that the lies flow freely when 'clarifying' that we are 'not' altruists or philanthropists, and when 'revealing' how 'little' we have donated to our community charities, not-for-profits, and benevolent community groups, regardless of that all too real nomination and vote to the highest level for an award for altruism presented by the City of Barrie and the Barrie Chamber of Commerce. Who sinks that low, but refuses to say it in court?
It is little wonder that Katherine Dudtschak seems so confused about who are the bad guys.
This video was published on January 21, 2020, ten days before the World Health Organization declared the COVID pandemic to be a public health emergency.
That can be confirmed by the date and time it was uploaded to YouTube, which we do not control.
As you will see in the video, if not for COVID, our crew of volunteers were fully prepared to donate our time and services to travel to the freezing forests of Northern Manitoba, during the dead of the -40 degree winter, to face bears, wolves, and other dangers so we could stand between hunters and dogs, camera in hand, hoping that our recording of the horrid situation could hold off unnecessary bloodshed until the rescue teams could whisk the dogs and puppies away to safety. In his email to a potential client who had found our reports and videos, David Flude described our Producer as an 'agitator' and 'disgruntled'. Meanwhile, in reality, before the brokers of Verico Financial Group Inc. drained our charitable resources while setting up our philanthropic Producer for loan sharking, this kind of caring and giving was for us just another day at our studios.
That is who we are, and now Katherine Dudtschak, the self-created philanthropist, social champion, and supporter of causes, simply cannot deny she knows the facts, even if she does not want to face them.
This Story of Loan Sharking and Deception is Simply Not Going Anywhere - Verico the Mortgage Station
As we noted yesterday, David Flude and the brokers of Verico the Mortgage Station, along with their allies at Verico Financial Group Inc. and HomeEquity Bank seemed to be working under the impression that if they hide from reality we will go away. Apparently, last night they changed their tactics, once again, as although they will likely claim they are not working together, representatives of two out of the three main collaborating corporations suddenly dropped by last night, one quite late.
Then we had multiple hidden visitors overnight, evidently playing catch-up of what they missed.
We have no reason to stop reporting on this story, and we won't be doing so. The brokers of Verico the Mortgage Station have not conceded their guilt or even offered to return the remainder of the money they stole by usury and deliberate deception. Verico Financial Group Inc. has also not accepted responsibility for their negligence and lack of professional care for their clients. Although new to this story, Katherine Dudtschak, the new President and CEO of HomeEquity Bank has twice ignored our correspondence and her responsibility to this abuse of the law and ethics by a brokerage we have no reason to believe her bank has taken any action against. Then of course there is the growing budget that will ensure we get to present our expose documentary to all of Canada, and indeed the world, through broadcast television and streaming services.
These corrupt corporations stole from us, or they helped to cover it up, and they have never shown the ethics or the respect due to their client, a senior and veteran, when they should have corrected their 'mistakes'.
Depictions of Fictions
David Flude, the Principal Broker at Verico the Mortgage Station, tried and failed to scam a prospective new client named Elizabeth by lying to her about our Producer , and why we are making this expose documentary about mortgage fraud in Canada. She had found our reports and videos through Google while researching the brokerage, as have so many others, and her intent originally had been to discuss securing a mortgage of $800,000.00, which would have earned approximately $8,000.00 in commission for the brokerage. Naturally, she was concerned about our fully supported allegations of usury, or loan sharking. During their emailed conversation, David Flude made multiple fraudulent claims about the philanthropist who was defrauded by usury, or loan sharking, by the brokers at Verico the Mortgage Station: "The info you and everyone else can see is from a repeat serial agitator. He has been to court numerous times against neighbours, local politicians . . . There is nothing aside from a severely disgruntled individual."
Our well-established track record of philanthropy and altruism says something very different.
This Facebook post originated on a page we created to promote our production facilities and dual studios that we share with our commercial video production services. Recently, we started using it to report about a plan by our team to house five homeless or almost unsheltered people who are now utilizing the safety of our studios to advance their lives and crawl out of the never-ending spiral of poverty, which results in life without shelter and a total lack of food security.
In what world are those the actions of an 'agitator' or a 'severely disgruntled individual'?
When it was shared to our Five Points Media page, the post drew dozens of positive emoji responses, and comments like 'You are a very kind man' and 'Kudos for your big heart'. Regardless, David Flude and his brokers are determined to villainize the philanthropists who actively assist the homeless with food and the necessities of life through street outreach, and who have donated more than $700,000.00 in services through the donation of more than 350 fundraising and community outreach videos to greater than 180 charities, not-for-profits, and benevolent community groups. That dedication to our community was recognized by the City of Barrie and the Barrie Chamber of Commerce when our Producers were nominated and voted to the highest levels for an award for altruism.
Does anybody truly believe that the boards of directors at Verico Financial Group Inc. and HomeEquity Bank do not factually understand who is telling the truth, and that they are harbouring criminals?
We Are Once Again Reaching Out To Our Community
We must sadly admit that last night we missed a potentially huge opportunity. However, during the summer of 2024, that door will open again, several times, and during a period when our work will be of serious interest to the very people we most want to reach.
A few days ago, our Producer, John, was asked as media to cover a protest being held at City Hall.
Such requests are becoming common again, as word is spreading that due to the budget for our documentary about Mortgage Fraud in Canada, Five Points Media is able to return to serving the community, despite the actions of the brokers of Verico the Mortgage Station who due to their fraudulent tactics almost shut down our benevolent community service, while the respective boards of directors of Verico Financial Group Inc. and HomeEquity Bank, turned a blind eye to usury, or loan sharking, as undertaken against a senior and veteran.
The first thing he noticed upon arrival was that the average age of the protesters was fifty-plus-years-old.
Our community knows us as the local not-for-profit media service that has donated more than $700,000.00 in services through the fully privately subsidized production and gifting of more than 350 fundraising and educational videos to greater than 180 local charities, not-for-profits, and benevolent community groups.
The representative described the group as citizens of Barrie and Simcoe County who are protesting the construction of a sports field on a beautiful section of the waterfront that will be covered in astroturf.
The loss of opportunity came in the form of not being free to mingle with a large group of mostly seniors who had collaborated to collect more than 7,000 signatures, and who were working together to actively protest something they saw as being detrimental to their community. Several groups had been invited to set up information tables about various issues that would influence the lives of the members, and when we return to shoot more videos over the summer, we will be sure to have our own table and staff explaining our socially poignant documentary and the story behind it, while offering brochures that will include a QR Code linking to www.themortgagestation.tv. If possible, we will also bring a digital video playback unit on which we will show an overview edit of the various videos we have produced so far that will also soon be added to our website.
By then, we will have edited and shared what we recorded last night, and this growing group of influential and well-connected mostly seniors will understand that we helped their cause and protected their interests.
A few weeks ago, we discussed the idea of making a flyer to promote our documentary about Mortgage Fraud in Canada, as was committed by the brokers at Verico the Mortgage Station with the 'see-no-evil' blinders firmly in place at Verico Financial Group Inc. and HomeEquity Bank. We had set that project on the back burner due to time constraints, but now we see it as being a vital component in our efforts to warn all seniors of the risks of signing up for a CHIP Reverse Mortgage as provided by the 'don't give a damn' HomeEquity Bank as arranged by the loan sharking brokers of Verico the Mortgage Station. We also feel it is important for potential victims of these crimes, no matter where they live in Canada, to be warned about potential similar fraud by other brokers working under the banner of Verico Financial Group Inc., as clearly the members of the management team of that umbrella corporation have chosen a 'see-no-evil' approach that allows them to always side with profit over ethics.
The first rally drew about 100 people, and this second attracted three times that many, so how many will attend the next one, when our QR code embedded brochure will be available in large numbers for reading and sharing?
Desperation Sets In As Lies Bubble to the Surface - Verico the Mortgage Station
There was a time when their colleagues, clients, and financial backers believed the stories told by the brokers at Verico the Mortgage Station. However, our dedication to presenting the facts, to providing evidence, to cross linking the details of this story, and our refusal to yield to lies, deception, and vacuous threats of litigation have turned the tables.
Now the multi-million-dollar brokers and their multi-billion-dollar allies are being seen by most people as little more than liars who are covering for fraud.
It is also obvious from the hundreds of recent visits to our website, undertaken in a frantic fashion, that David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, know justice is pending despite their local influence with 'motivated' police and 'blind' politicians.
They chose the wrong target for their criminal and ethical breaches of trust, and they are now exposed.
In an email dated October 26, 2023, David Flude, the Principal Broker at Verico the Mortgage Station, lied multiple times to a prospective new client when he claimed the following about our Producer 'a repeat serial agitator' who 'has been to court numerous times against neighbours, local politicians' who was 'nothing aside from a severely disgruntled individual trying to promote his own business'.
A pathological liar lies five to six times a day, and David Flude did so six times in two emails.

The tall man on the right in this picture, taken last night, is our Producer , John, who is an active member of a team of Community Outreach volunteers who travel the city multiple times a week providing food and the necessities of life to those in the greatest need in homeless encampments and on the streets of Barrie.
David Flude's claims about the man his brokers defrauded are debunked by facts, so most people now see the brokers at Verico the Mortgage Station and their allies as dishonest, misleading, deceptive, and corrupt.
John is also, by any definition, a philanthropist, as he gives back to his community much more than is true of most people. The deliberately malicious lies told by David Flude were forwarded to us by the prospective client who was angered by the lies and disgusted by the attempt to depict the victim as an 'agitator' so he could mask his own criminal and ethical abuses, his deliberate deceptions, and cowardice.
Given the facts that we have presented, and the hide and conceal tactics of the brokers, who in their right minds would trust this company to finance what is for many the biggest financial deal of their lives?
We appreciate the desire for updates, especially from competing brokers and those like lenders who do business with the loan sharking brokers of Verico the Mortgage Station. However, our Producer has been busy the past few days defending the Constitutional rights of the poorest and most desperate members of our local community. Fortunately, the efforts resulted in a successful outcome.
Through that exposure, our Producer and his social justice allies forced the City of Barrie to withdraw from an unconstitutional abuse of authority.
The day started with a live online video call for support from any local people who care about the unsheltered and homeless people of our community. That resulted in the unannounced arrival of multiple protesters who wanted to help expose this injustice. The protest went on unabated for more than eight hours, resulting in national media exposure, and support from a Simcoe County church with a very large congregation and presumably influence over both social and political sway.
In any call for social justice, it is the grass roots, boots on the ground movement that is most successful, as was seen today when we forced a city to obey the law.
We were told by a principal Canadian mainstream media source that due to our actions, the Mayor and Council of the City of Barrie has once again backed down on their determined plan to bring harm to our homeless community. That withdrawal was supported strongly by a social justice motivated pro bono legal clinic that reviewed our posts and offered to write a letter to the City of Barrie Mayor and Council explaining recent judgements that contradicted the city's plan of Constitutional abuses.
Protests of this nature can be ignited as fast as a flash mob, as yesterday nobody knew about the eviction.
Self-Destructive Branding 101 - Verico the Mortgage Station
It is a strange marketing strategy to brand yourself in the public eye as being the local business that syphoned into their greedy pockets the operational resources of a benevolent community social enterprise that helped every charity, not-for-profit, and benevolent community group that asked. However, that is evidently the image desired by David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and by association, their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank. Fortunately for them, their plan is working, and that brand is sticking to them like glue.
Maybe next time they can skim money from sick kids, the disabled, the infirmed, or injured puppies . . .
. . . except, they have already done all that.
Yesterday, our crew enjoyed a huge victory for one member of our community as we took delivery of a powered wheelchair that we had promised to provide to a young Barrie woman who had endured amputation after being hit by a car. A little more than two weeks ago we put out a call to our community, committing ourselves to help obtain for her a powered wheelchair as all she had was a one-wheeled push chair that was falling apart and virtually impossible to move.
Our appeal raised money, awareness, community spirit, and various offers of assistance.
Within 24 hours we managed to secure a fully functional non-powered wheelchair as a temporary stopgap. We have not seen Taylor since we delivered to her that new vehicle of freedom and empowerment, but we have been told she is getting around with effort. We continued to look and on April 12, 2024, with the assistance of our following and various community groups to whom we have donated services, we secured a virtually new powered model for her.
That is the power of community connections, and it is the reason we founded Five Points Media.
It is very easy to understand why the brokers at Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank have not, or will not, or cannot deal with their culpability for the crime of usury, and their multiple ethical abuses of client and public trust. They are polar opposites and antithetical to the people who were defrauded and are now exposing the truth.
Is there a Rosetta Stone for when those who wallow in greed are exposed by those who help people in need?
This is our Producer in Barrie last night helping to feed those who are forced to live without shelter in our local homeless community. He does this several times a week and also helps in other ways such as the community laundry service. All that time is donated, as is true of all members of the group, and the service is provided regardless of the weather. Their payment for this service is appreciation and hopefully a better night's sleep for those with whom they manage to connect.
They made a commitment to their community, they live up to their promise, and a group of people who are very much in need benefit from their actions.
Why can't the brokers and their allies act honourably?
In sharp contrast, when Renee Dadswell stole money by usury, or loan sharking, from our philanthropist producer, either she knew her actions were illegal, or as a registered and licensed mortgage broker, she should have known. She charged a collective 198.25% in interest and 'fees' on a short-term loan that was only necessary because her colleague, Lisa Purchase, dragged out the lending process from three weeks to nine. The top legal lending rate in Canada is 60% and charging a rate higher than that is an indictable offence that brings with it upon conviction a prison sentence of up to five years. Then, when the crime was reported to the licensed and accountable representatives of Verico the Mortgage Station, their parent company Verico Financial Group Inc., and the lender, HomeEquity Bank, they all chose to ignore the offence, block all communications, and hope we simply went away. When the serious offence under the Criminal Code of Canada was reported to the South Simcoe Police Service, they became 'motivated' to ignore the facts, then they tried to scare off the victim, and then they omitted key financial documentary evidence and fudged the figures to manufacture a "get out of jail 'free' card" for the multi-million and multi-billion-dollar corporations. That potential five-year sentence puts the crime of usury, or loan sharking, on the same level as 'Pointing a firearm', 'Carrying a concealed weapon', and 'Unauthorized possession of a firearm', so it is considered serious.
It is also a fact that NONE of the 'professionals', corporations, or public offices we accuse of these criminal and ethical abuses has contested a single allegation, and they have done NOTHING to counter our claims.
When they initiated this plan of deception and fraud by usury, both Renee Dadswell and Lisa Purchase knew they were draining a philanthropist, and costing him tens of thousands of dollars which he had committed to helping the community by boosting local charities, not-for-profits, and benevolent community groups through fully donated media services. Meanwhile, David Flude, the principal broker at Verico the Mortgage Station has admitted he was fully aware of the crimes being committed by his brokers, and that he endorsed their actions.
We took the path of exposing the truth and supporting our allegations with evidence in our own name.
They chose to ignore, hide, and lie, and to threaten an unethical lawsuit they proved too cowardly to persue.
Yesterday was a busy day for our Producer, who in addition to voluntarily helping the Barrie Police Service attain video evidence to pursue a hit-and-run driver, he also cooked at his own expense and without compensation enough stew to feed about 30 men, women, and children of the Barrie homeless and poorest communities. He will be personally assisting to distribute that food this evening.
In an email to a prospective new client, dated October 26, 2023, David Flude, the Principal Broker at Verico the Mortgage Station described this philanthropist as:
"The info you and everyone else can see is from a repeat serial agitator. He has been to court numerous times against neighbours, local politicians and we have had nothing but support from our mortgage associates . . . There is nothing aside from a severely disgruntled individual trying to promote his own business."
Not only are all of those claims false but there is also no substantiating evidence of any kind. David Flude's comments were a series of lies built upon each other like a house of cards, and it comes as little surprise that it is all crashing down as the facts are revealed.
In a situation like this, when two parties have drastically different points of view and versions of events, it is often the character of the individuals that are counted on by any professional judge of character, such as a Justice of the law.
Do you really want to entrust this man with what is likely to be the biggest investment of your life?
That is mostly likely why David Flude is so clearly terrified by the prospect of taking his claims of purported 'libel' to any court of law, while we welcome the opportunity to present the facts and our evidence. It is also likely to be the reason why it certainly seems that the brokers at Verico the Mortgage Station are having considerable difficulty retaining counsel, which would be the case if their intent was to proceed with an unethical and court-rebuked Strategic Litigation Against Public Participation (SLAPP) lawsuit. We can also show that in his official capacity as a head of a team of mortgage brokers who are licensed by the province of Ontario based on perceived ethics and trustworthiness, David Flude lied six times in two emails (Email 1) (Email 2) to evade investigation for usury, or loan sharking, by the Financial Services Regulatory Authority of Ontario (FSRA).
We don't need to lie, and we welcome your judgement based on the facts and evidence.
Simply Lying to Cover Their Own Asses - Verico the Mortgage Station

You being there and advocating for her made the difference between her staying and getting the care she needed or leaving the hospital before getting the help she needed. This is how we care for each other. We have a beautiful team!"
An altruist who spends hours in a hospital helping a stranger make it through tough times is hardly how David Flude described him when lying to a client.
It is little wonder why people are seeing clearly who is telling the truth and who is lying. On one side you have a philanthropist who donates dozens of hours every week to help those in the most need, and who has donated hundreds of thousands of dollars worth of service to hundreds of charities, not-for-profit organizations, and benevolent community groups, and who was nominated and voted to the highest levels for a city-wide award for altruism. On the other, you have a repetitive liar, who hid for months to avoid accountability, and who will NOT come out of the shadows to explain his actions and those of his brokers or defend against our allegations in court. One potential client for the brokers at Verico the Mortgage Station said it well:
"Mr. Flude. You truly must think people are stupid, and your explanation is insulting."
Those who know they have done wrong, such as David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, continue to wallow in denial of their situation, and apparently they still believe they can lie their way out of their responsibilities.
We know this because we are told they continue to lie about who our Producer is, and why they are the focus of an expose documentary about mortgage fraud in Canada.
Con-Artists Cost Our Community - Verico the Mortgage Station
Psychology has shown that people make a conscious choice to be one of the good guys in a story or one of the villains. The decision is governed by a basic understanding of ethics. The classic western comedy "Rustlers' Rhapsody" asked the question 'what would happen if two white-hatted 'good' cowboys were on opposing sides', but that seldom happens. In any story of conflict, such as our expose documentary, there are thieves, liars, loan sharks, con artists, or other despicable villains, and then there are people of conscience working to stop them from harming others or taking advantage of more victims.
This wheelchair is a perfect metaphor for discussing the relevant roles in this story.
Last night, our Producer , John, was out patrolling the streets of Barrie, providing food and the necessities of life to the unsheltered through community outreach provided by Ryan's Hope, a benevolent group to which John is a frequent contributor of time and services. At Meridian Place, the team of volunteers came across a young woman who is known to them, who lost a leg due to a car accident a couple of years ago - full story.
Sadly, she was rolling around in a very unstable fashion in a wheelchair that only had one wheel.
Without a second thought, our Producer asked if the woman would let him help her, and without even asking how she said yes. Ryan's Hope has earned that level of respect and trust from those living within the homeless community, which speaks volumes about their dedication and honesty. With her consent, our Producer took some pictures and when he returned to our studio, he posted on Facebook a fundraiser to help this woman attain an electric wheelchair. The response was $350.00 being raised by early evening. Meanwhile, the founder of Ryan's Hope messaged like-minded people to arrange for a top-quality manual wheelchair that was made available and was delivered by the philanthropists this morning - full story.
This easily established instinct to step up and help those in need is eclipsed by the self-serving actions of the brokers at Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank.

We have heard some of the stories that are reportedly being told about us by David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank. We say let the evidence show the truth.
We are not the ones who are hiding, nor are we afraid to present our evidence in a court of law.
People are, of course, free to believe who they wish, but when doing so, and considering that a mortgage is for many people the largest investment they will ever make, we ask only that they consider the character of those telling this story. In an email to a prospective new client, the final comments of which can be found below, David Flude described our Producer as 'a repeat serial agitator' and he claimed that 'He has been to court numerous times against neighbours, local politicians' and he was 'severely disgruntled' and was somehow 'trying to promote his own business'. The client was far from supportive of what she evidently saw as self-serving lies, as she metaphorically emasculated David Flude like a lioness taking down a gazelle on the Serengeti. None of these claims are true, most don't make sense, and not one word is supported by evidence.
These images were taken on the evening of Wednesday, April 3, 2024. They show our Producer working in the freezing rain and high winds to deliver warm meals to almost 100 men and women who are the victims of homelessness in our community. Due mostly to circumstances beyond their control, these people are forced to live on the streets or in makeshift encampments, where most other people choose to forget they exist. Does that sound like David Flude's report of a 'repeat serial agitator', or are these images more indicative of a true philanthropist?
If you want the truth, you go to the source. That is what is happening now when people are lied to or misled by David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, or by their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank about why we are producing this expose documentary about mortgage fraud. That pattern will only broaden when we fully launch our new social media campaign.
What visitors find is the story of a true philanthropist who, for example, spent his Saturday this weekend volunteering for several hours to distribute a special Easter dinner of pizza and Swiss Chalet chicken to those suffering within our homeless community. This was also not a one-off event, as he does it three days a week.
These humanitarian actions, which are easily established as fact, are hardly conducive to the troll-like image manufactured by David Flude which he failed to support with a single iota of evidence. His story was told to a potential client who called him out as a liar before walking away and taking with her a commission of about $8,000.00 that could have gone to David Flude if he had simply owned up to his actions nearly two years ago: David Flude claimed without any kind of corroboration: "The info you and everyone else can see is from a repeat serial agitator. He has been to court numerous times against neighbours, local politicians . . . There is nothing aside from a severely disgruntled individual trying to promote his own business." ~ David Flude, Principal Broker at Verico the Mortgage Station.
Every single word of David Flude's self-serving statement was a lie, which will likely be concerning to the Financial Services Regulatory Authority of Ontario (FSRA) since he is ethically obligated to be honest.
Of course, there was no evidence presented, and the Principal Broker of Verico the Mortgage Station neglected to provide any details. The truth, which is supported with evidence, is that about twenty years ago our Producer took a negligent landlord to the Landlord-Tenant board, where he was victorious in forcing them to fix the furnace. He also assisted the community by ending repetitive abusive litigation undertaken by a two-times court judged defamatory libelist who had sued dozens of people, businesses, and even a charity in a transparent attempt to extort money. Again, our Producer was successful, this time in attaining an order of vexatious litigation that stopped the ongoing abuse. John has never sued a neighbour, nor any politician, nor anybody else, and the Principal Broker at Verico the Mortgage Station had no legitimate reason to manufacture such a story. David Flude, who has shown himself repeatedly to be extremely dishonest, simply made up a story in an attempt to convince a client to hire him so he could secure a commission of about $8,000.00 on her mortgage.
It does not take long for people to see that the stories told by David Flude and his brokers and allies do not in any way reflect the truth.
David Flude, who works on trust, chose to lie by concocting a story he could tell about a client that he knew was not true so he could evade accountability for his own ethical violations of trust. His allies just went along with the plan, and then double downed as the truth became more readily known. Now, they will also have to explain their inaction and their choice to back up the brokers at Verico the Mortgage Station to the Financial Services Regulatory Authority of Ontario (FSRA) and our fully supported allegations of usury, or loan sharking. Then comes the truth of how David Flude lied six times in two emails (1) (2) to evade investigation by the Financial Services Regulatory Authority of Ontario (FSRA), and how David Flude 'threatened' our team, with specific focus on our twenty-something-year old interns and apprentices, through a cowardly unsigned and anonymous 'notice of libel' that served only as a threat of a reprehensible Strategic Litigation Against Public Participation (SLAPP) lawsuit that they never mustered the courage to file with any court.
We are not hiding who we are, and we are making our allegations openly, so why are these multi-million and multi-billion-dollar corporations so obviously afraid of our small, not-for-profit, social enterprise?
The brokers at Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank have simply ignored all offers to be interviewed at which point they could present their side of the story and any evidence that counters our allegations, if they have any. They have also refused to meet on a without prejudice basis, even though David Flude has acknowledged that he had an obligation 650+ days ago under the 'regulatory requirements' to do so.We have now advised the Financial Services Regulatory Authority of Ontario (FSRA) of the situation, and given our exposure of other apparent abuses of trust, such as by the detectives of the South Simcoe Police Service who chose to omit evidence and manufacture false figures using incorrect formulas, we are hoping that Mr. Mark White, CEO of the Financial Services Regulatory Authority of Ontario (FSRA) understands that we are telling this story as it happens, based on the evidence and in defiance of favours done for multi-million and multi-billion-dollar corporations. More importantly, we hope he sees what has elluded David Flude, his brokers, and their allies, that we will do whatever is legal and required to ensure this story of ethical abuses is heard across our nation.

Corruption and abuse of trust cloaked as ethical service have long been seen as the sleazy, lazy, and fraudulent path to success. While most people honestly earn their way in this world, others will unethically take advantage of any opportunity, such as by abusing a trusted position to defraud a senior and veteran through the indictable criminal offence of usury, or loan sharking. In an email we received yesterday, and will be posting here later today, the writer, who identified himself as 'I am a broker from a different company' noted how the ethics of David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, when compared to our team are 'like night and day'. He also described the facts of our reporting as 'like watching a crash on the highway. You just cant turn your head no matter how graphic it gets.'

Letter to Lenders - Public Image - Verico the Mortgage Station
On March 15, we sent an email to all of the brokers listed as providers of funding for the brokers at Verico the Mortgage Station. This action is fully ethical and legal, especially as the brokers at Verico the Mortgage Station continue to illegally withhold money that they stole from our producer through usury, or loan sharking, and they have chosen to hide for more than a year and a half, and to not reply to his emails even though, by their own admission, they are legally and ethically required to do by the regulations of the Financial Services Regulatory Authority of Ontario (FSRA). Many of the lenders read the email immediately, and several forwarded the content to as many as twenty others within their company. We are only guessing, but this response would suggest that the lenders are growing tired of the excuses and misinformation being relayed by the brokers at Verico the Mortgage Station and supported by their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank.

Most of you know who I am, but for the lenders who might not, and for those viewing this email on our website as a first-time visitor, my name is John Ironside. According to David Flude's reply to an email from a potential client named Elizabeth, who outed him for deception and misrepresentation, I am known to the brokers at Verico the Mortgage Station as the 'agitator'. Given the evidence of his character, as demonstrated so far by his actions, it is not surprising that this personal assessment of me is far from the truth.
I am the producer of community programming at Five Points Media, located in Barrie. We are a highly-respected, multiple award-winning, not-for-profit social enterprise media service that has donated more than $700,000.00 worth of fully gifted services through the production and donation of more than 350 fundraising and educational videos for more than 180 charities, not-for-profits, and benevolent community groups. Our services have been deemed so valuable to our community that in 2020, at the height of the pandemic, we were nominated and voted to the highest level for an award for altruism that was presented by the City of Barrie and the Barrie Chamber of Commerce. Our production capabilities have been significantly reduced due to the actions of the brokers at Verico the Mortgage Station, but we are still helping as we can. The attached picture is of me last night, helping as a volunteer for Ryan's Hope at a coin laundry, where we provide the soap, dryer necessities, and the coins needed to assist struggling families and our homeless community to do their laundry. The program is intended to remove the need for a choice between buying food or doing laundry.
The night before that, we travelled to two homeless encampments to help those in the greatest need; one group sought help due to eviction and the other's need stemmed from a fire. Everybody talks about helping those in need, but our small team puts boots on the ground, and we get our hands dirty.
