Mistakes of the Fool - Verico the Mortgage Station
Charles Caleb Colton, an English cleric and writer, is often cited for his quotes and observations of the human condition. One such pearl of knowledge is this 19th-century reflection:
"The mistakes of the fool are known to the world, but not to himself. The mistakes of the wise man are known to himself, but not to the world."
The general consensus, including that of a business banker at one of Canada's Big Five Banks, is that David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, are making fools of themselves by perpetuating the need for our ongoing and growing exposure of their ongoing criminal activity and unethical abuses of trust.

Each of the brokers at Verico the Mortgage Station has admitted in writing that they knew about the usury, or loan sharking (Renee Dadswell), (Lisa Purchase), (David Flude) and we have shown that while using his corporate account David Flude lied six times in two emails (Email 1) (Email 2) to evade investigation by the Financial Services Regulatory Authority of Ontario (FSRA) for that indictable offence.
The Principal Broker at Verico the Mortgage Station has also been caught red-handed deliberately misleading a potential new client who sought a mortgage of $800,000.00 but ended up taking her business and a commission of about $8,000.00 to another broker after calling out David Flude as a repetitive liar, while supporting the truth of our reports and videos. In her retort, the deceived potential client was not in any way subtle about how she felt about David Flude, or about the lies he told about our philanthropic Producer and why we are producing this expose documentary.
"Mr. Flude. You truly must think people are stupid, and your explanation is insulting. After receiving your response I read everything Ironside posted about you and I watched all of his company's videos. His work is clean well produced and professional, unlike your accusations that appear vacuous unsupported and offensive to the intelligence of other people. If he was what you claim he would not be putting his name on his work, and you would have sued him a long time ago as he openly taunts you to do more times than I could count. I even went back to watch some of his other videos. The man has credentials from work all over the world and he was selected for an award for altruism in Barrie. nonetheless, you paint him as simply an agitator. You insult me sir as you do anybody to whom you tell that lie. You also fail to mention that those people he - agitated - all lost to his eviednce and several were convicted or fined as criminals. That means he was right, and it is why you will not fight him in court.. Have you watched any of the videos he has produced for the hundreds of charities that are not about your company? I doubt it, but I did. Not all 300 plus of them, but enough. He has worked with everybody from multiple mayors to the chiefs of police. That is one well-connected agitator. I once worked in the courts many years ago and clearly, your agitator is somebody who stands up as we all wish we could. I read through your cover story like you are stamped on tracing paper. As you can see I have copied this email in full to your agitator and i am granting Mr. Ironside my consent to use it as he wishes. I think he is doing a damned good job exposing you and your agents and I would even be happy to chat with him on camera. I am ever so glad I found his reporting about your business. I will also be asking if he can recommend an honest broker. Do not insult me again by trying to whitewash your actions. I will advise my friend of what I have learned and I doubt they will be coming to you for any renewals. i admit I have been angered by your deceptive response as i do not like being lied to. Regardless, the 'ethically bound' management team of Verico Financial Group Inc. and the Board of Directors at HomeEquity Bank continue to support brokers who have committed usury, known as loan sharking.
There is no viable reason why the management team of Verico Financial Group Inc. and the Board of Directors at HomeEquity Bank will not step up and be counted as honest business operators, rather than supporting brokers who they know committed fraud by usury, an indictable offence that brings with it upon conviction a prison sentence of up to five years. There is also no legitimate reason for any of them choosing to ignore the unredacted evidence with which they have been provided, or to ignore all requests to meet with their shared client, our Producer , who is apparently viewed by them not as a client to which they owe ethical service, but simply as a nuisance because he has shown the nerve and audacity to demand a full return of all of the money that was grifted from him by the brokers at Verico the Mortgage Station. If they are honest and ethical, W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, would be eager to discuss how Renee Dadswell defrauded a client by usury, and also how Lisa Purchase manipulated their client by elongating the closure of the mortgage from a promised three weeks to nine in order to force the client into a position of instability during an international pandemic. They would also want to consider the public relations damage caused by their part in causing significant damage to a not-for-profit, social enterprise, media service that has donated hundreds of thousands of dollars in services to every charity, not-for-profit, and benevolent community group within Simcoe County that has ever asked.
Further details of the crimes and how the brokers at Verico the Mortgage Station and their allies prioritized their greed over the needs of the community as provided by that benevolent not-for-profit are included below.
Honest people who make 'mistakes' fix them. People who unintentionally break the law take ownership of their actions, explain their circumstances, and pay restitution to those they harmed. They don't keep the money they allege was collected unintentionally, and then hide for nearly two years. They also don't refuse to meet the person they harmed, which they have acknowledged is their obligation under the regulatory requirements of the government agency that licenses their business. Finally, they don't threaten the person who they say they 'accidentally cheated' as a means of silencing them through intimidation.
In short, they don't renege on their word, evade every single one of their responsibilities, and then try to bully their way into being free to take the same actions again with somebody else.
The opening line of the final salvo of disdain sent by Elizabeth, the potential $800,000.00 new client noted above, really says it all: "Mr. Flude. You truly must think people are stupid, and your explanation is insulting". This sentiment has been repeated more times than we ever expected, either as part of an email or sent as a social media message. Most of those who reached out have been people who found our reports and videos while searching for a mortgage broker in Simcoe County. Some also relayed thanks for the warning after searching for Verico the Mortgage Station by name based on a referral. This is also not very surprising considering that when you search Google for "Simcoe County Mortgage Brokers" our video "Failing and Falling" from our Reports and Videos page, pops up at number five after the sponsored ads.
Only a fool destroys their house chasing a mouse, which is the most accurate analogy to explain the actions of the brokers at Verico the Mortgage Station, and their allies at Verico Financial Group Inc. and HomeEquity Bank.
People can see the truth, that we are not the 'serial agitators' that David Flude made up to convince the potential new client to hire him so he could collect a commission of about $8,000.00 on her mortgage. Verico the Mortgage Station is a multi-million-dollar corporation, as is Verico Financial Group Inc., and these criminal actions have been ignored or supported by the multi-billion-dollar HomeEquity Bank. Meanwhile, Five Points Media is a not-for-profit, social enterprise, media service that has donated more than $700,000.00 in skilled labour and production facilities to our community by providing, free of charge, at least 350 videos to more than 180 charities, not-for-profits, and benevolent community groups. That led, in 2020, to our team being nominated and voted to the highest levels for an award for altruism that was presented by the City of Barrie and the Barrie Chamber of Commerce. We also have a hard-earned reputation for taking on corruption and assisting average Canadians who cannot fight the wealthy to secure their rights.
We have tangible evidence to support our reporting, as is clearly appreciated by our followers, many of whom have turned away from Verico the Mortgage Station and their allies based on our facts and evidence.
If there was any valid reason for them hiding rather than providing a defence, the brokers at Verico the Mortgage Station would have filed a civil action against our factual and evidence-backed reporting. They would also have filed in court for injunctive relief a very long time ago. They did, after all, threatened us through an anonymous agent by emailing to us a lame, do-it-yourself, legally vacuous, and unsigned "Notice of Defamation"that was so badly written and poorly researched that our reply was more than sufficient to prevent the agent from ever filing the claim.
What kind of a financial professional relies on high school level stunts like that when dealing with a sensitive and potentially costly legal matter that they claim is causing ongoing damage to their business?
Not only did we not kowtow to the threats, but our Producer also called out the brokers at Verico the Mortgage Station and their allies, challenging them in no uncertain terms to sue him immediately, so we could finally get to the truth of the crimes committed against him. He also noted his intent to summons Chief John Van Dyke, Inspector Julio Fernandes, and Detective Constable Jason Muto, all members of the South Simcoe Police Service. Detective Constable Jason Muto knowingly and without just cause omitted key evidence from his investigation and also used false formulas to exonerate the brokers at Verico the Mortgage Station, apparently with the full consent of his superiors. That detective also ignored a detailed letter from our Producer , through which the international journalist, former college instructor, and private investigator laid out the formulas, the vital nature of the evidence Detective Constable Jason Muto chose to ignore, and his responsibilities to review his planned path of investigation that bordered on obstruction of justice and omission. In his 'threatening' notice, the anonymous agent begged to avoid summonsing brokers Renee Dadswell and Lisa Purchase to testify, which our Producer noted is a strange request considering that they are the ones who committed the crime of usury, or loan sharking, which is an indictable offence that brings with it a prison sentence of up to five years.
All the brokers at Verico the Mortgage Station and their allies are accomplishing is to show the world they are dishonest, untrustworthy criminals who are not worthy of being licensed as financial professionals.
It was on June 18, 2022, that we posted our first story about the fraud by usury, or loan sharking, undertaken by the brokers at Verico the Mortgage Station, and it was on December 27, 2023, when their 'anonymous agent' threatened to sue us as of if we did not take down our story, and apologize for telling the truth, by no later than January 5, 2024.
The counters below will show how much time has passed since both events.

This reality should paint a pretty clear picture of the resolve of both sides. While the brokers of Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank huffed, puffed, and bluffed, we didn't back off an inch. Instead, instead we noted our desire to have the evidence reviewed by a Justice of the Superior Court. We know it is in court, where David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, will have to testify under oath while facing the evidence that we will corner those who defrauded us, and reportedly others, which is why we are the only ones who want to have the evidence presented and reviewed in a court of law.
The longer David Flude drags this out the more potential customers, colleagues, and competitors will learn and use the truth to their advantage.
All we have ever asked is that David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, and their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, meet with us to record a short interview on camera for our expose documentary, at which time they could present their evidence to counter our claims. We even offered to cancel the documentary if they were able to do so. When that level of exposure proved too intimidating, we offered them all the opportunity to meet on a without-prejudice basis to compare their evidence against ours.
Despite our polite invitations, they have each consistently chosen to simply ignore those repeated offers.
Every day, the brokers of Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank lose money due to our reporting. We know this because we have received more emails and messages thanking us for our reporting than we can count. In each case, the writer said they chose to go somewhere else. It is also a statistical fact that of those who find our website and review our reports and videos, only about five per cent will loop us in on their experience. So, other than blind fear and panic, what could convince these financial professionals that it makes sense to lose hundreds of thousands of dollars on an ongoing and growing basis, rather than face the truth in a court of law or through an on-camera interview? It is obviously not just to save face, if that is what they call this. All we and our followers see are panicking, terrified people who will not come out of the darkness because they know full exposure will not help them.
People who are buying houses in today's market, like Elizabeth, are mostly college graduates, yet David Flude appears to believe that "people are stupid", and that they will blindly swallow an explanation that "is insulting".
People are not that gullible or easily steered away from facts and evidence, even if they choose to offer David Flude and his brokers the opportunity to argue against our allegations, which most won't. We have not been sued, nor served with any kind of injunctive relief, and it is the brokers at Verico the Mortgage Station and their allies who continue to hide. Those simple facts make it clear to most that we are telling the truth. It also works for us that the brokers at Verico the Mortgage Station and their allies will not even try to disprove our allegations in a court of law nor defend their actions and present their evidence, if they have any, through an interview or at a without prejudice meeting.
It does not take long for people to see the truth.
They see that on one side is a benevolent community service that is open and willing to substantiate their claims in any court or neutral venue, while the other is a collection of multi-million and multi-billion-dollar corporations that are clearly being less than candid and which quite obviously fear exposure of what they have done. We are yet to determine why the allies at Verico Financial Group Inc. and HomeEquity Bank continue to risk their reputations and profit margins by blindly following the brokers at Verico the Mortgage Station, who they know committed the crimes we list in our very public allegations. Regardless, as time passes, and we hear from more former members of staff and dissatisfied clients, and as we continue to research and interview those with inside knowledge, we are confident the truth will be revealed."Who's the more foolish? By our calculations, based on our visitor logs and the number of people who have reached out to us, most of whom appear to be moving up to Simcoe County from Toronto, the brokers at Verico the Mortgage Station have lost more than a thousand dollars for every dollar that Renee Dadswell scammed from usury, or loan sharking, that she undertook through the assistance of Lisa Purchase and with the full knowledge of the Principal Broker, David Flude. The Financial Services Regulatory Authority of Ontario (FSRA) has been advised of our allegations, and they have been provided with links to our online reports, videos, and evidence. They also know how the South Simcoe Police Service were 'motivated' to help the brokers at Verico the Mortgage Station by omitting evidence and falsifying figures through incorrect formulas, and that this story is drawing more people every day, many of whom hold a professional interest from within the mortgage industry, or outside interests like mainstream media.
They will not likely choose to make the same 'mistakes' as did Detective Constable Jason Muto of the South Simcoe Police Service.
Our complaint will be against not only the brokers at Verico the Mortgage Station, but also their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank. We are also now organizing public protests in collaboration with anti-poverty and anti-homelessness groups who want to expose those who abuse trust and hurt the most vulnerable, in this case, seniors. Those protests are protected under the Section 2C of the Charter of Rights and Freedoms, as they will occur outside the offices of Verico the Mortgage Station, Verico Financial Group Inc., and HomeEquity Bank, and will draw attention from local mainstream media who we will advise ahead of the protest.
For almost two years, the brokers at Verico the Mortgage Station and their allies have dealt with these crimes and abuses of ethics by ignoring them, but now they will learn that their tactics have been the wisdom of fools.
