  1. Our articles have been online throughout the time shown above; however, we have not received a single challenge to our fully-supported alllegations.
  2. All three brokers who are key to this documentary, David Flude, Lisa Purchase, and Renee Dadswell, have admitted in writing to our allegations.
  3. We have made multiple offers for the brokers of Verico the Mortgage Station and their various corporate allies to explain their side of the story.
  4. Despite our multiple offers of détente, not a single representatives of any of these multi-million and multi-billon dollar companies has stepped up.
  5. We have offerred to cancel this documentary, and to delete all articles and videos, if any of the accused can disprove our claims on camera using evidence.
  6. So far, none of them have shown the courage to stand up and disprove our claims, meaning all of our allegations remain 100 per cent uncontested.
  7. These purportedly 'legitimate' companies, who secretly lie to their clients about us, appear so afraid of our evidence they will not challenge our allegations.
  8. If we were not factual in our reporting, any of those corporations could have attained a cease and desist order or other injunctive relief against us.
  9. Instead, all these wealthy corporations seem willing or able to do is hide in the dark and hope that their clients do not learn the truth.
  10. So far, 97% of comments made online or through emails, direct messaging, etc. have been supportive of our exposure of these criminal acts.
  11. The South Simcoe Police Service is subject to pending investigation after omitting evidence and falsify figures to help the wealthy brokers.
  12. The Producer is 35-year media veteran who has worked as an international television news in places like Bosnia and the Middle East, and as the Deputy Editor of a national European newspaper owned by the Washington Times.
  13. The Producer has also passed on that knowledge and experience by teaching at three community and private colleges in Ontario and British Columbia.
  14. The Producer and crew of this exposé documentary represent a not-for-profit community channel that since 2014 has donated more than $700,000.00 worth of services to more than 185 local charities, not-for-profits, benevolent special interests groups, and the towns and villages of Simcoe County.
  15. In 2020, at the height of the pandemic, the Producer and crew were nominated for and voted to the highest levels for an award for altruism presented by the City of Barrie and the Greater Barrie Chamber of Commerce.


Why The Elephants Fear the Mouse - Verico the Mortgage Station

Why would several multi-million and multi-billion-dollar corporations be so obviously afraid of a small, not-for-profit, social enterprise media company that they will threaten to sue us as a method of oppressing the truth, but are terrified by the prospect of balancing their threats and any evidence they might have against our fully supported allegations in a court of law?

The innocent has no reason to fear judgment, nor the scrutiny of their evidence.

More than three months ago, on December 27, 2023, an anonymous writer, who was too cowardly to sign their name to their vacuous ultimatum, ‘threatened’ to file a court-condemned Strategic Litigation Against Public Participation (SLAPP) lawsuit against our benevolent and highly respected community channel if we did not immediately stop reporting the truth about this story. The clandestine email also demanded that we remove all reports and videos by midnight on January 5, 2024.

We don't kowtow to bullies, so there has been no suspension of our reporting, and no removal or alteration to our allegations or evidence.

The anonymous writer, who we have every reason to believe was David Flude, also felt sufficiently lacking in confidence that they went out of their way to groundlessly threaten our twenty-something-year-old apprentices and interns through this lame attempt at bullying:

As such, these people, once their names are disclosed, are also liable for the defamation . . . Every person who has helped you create the videos, images or posts are liable for the defamation that you have posted.

Sadly, for the writer, there is no version of Viagra strong enough to stimulate full emasculation.

This story started almost two years ago, when David Flude, the Principal Broker at Verico the Mortgage Station, failed to find the strength needed to confront his broker Renee Dadswell about how she defrauded a client through loan sharking, and also Lisa Purchase, who had dragged out the mortgage process from three weeks to nine to make the usury level loan 'necessary'.

David Flude stonewalled our Producer for months, promising at first to meet and then ducking his obligations, so why have Verico Financial Group Inc. and HomeEquity Bank covered for him this whole time?

When David Flude refused to take any action, and then lied six times in two emails (1) (2) to evade any chance of an investigation by the Financial Services Regulatory Authority of Ontario (FSRA), our Producer turned to W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank. Both of those mortgage professionals had cause to be concerned, as the former holds the brand and infrastructure that supports the loan sharking brokers at Verico the Mortgage Station, and the latter represents the CHIP Reverse Mortgage that was sold to our Producer. All our Producer wanted was a nudge from one or the other to push David Flude, to hold the meeting and file the report that he confessed were a ‘a regulatory requirement so it won't be pushed aside’.

Both were also responsible for the best interests of their client, or at least they should have been.

We have also established through the use of evidence how each of the brokers has admitted in writing that they stole money by usury or loan sharking (Renee Dadswell), (Lisa Purchase), (David Flude). We can also show through an email from his business account that the Principal Broker at Verico the Mortgage Station lied about our Producer to a potential new client. She sought a mortgage of $800,000.00 but ended up taking her business and a commission of about $8,000.00 to another broker after calling out David Flude as a liar and supporting the truth of our reports and videos. Both Verico Financial Group Inc. and HomeEquity Bank have had our evidence from the beginning, so why won’t they meet to explain how we have 'misinterpreted the data'?

We have had the financial statements reviewed by accountants and a forensic accountant. Those are the same documents that Detective Constable Jason Muto of the South Simcoe Police Service chose to omit from his investigation while also using incorrect formulas that enabled him to slide a pass to the self-identified multi-million-dollar brokers. Not a single one of the accountants or other experts in finances could make any sense of that decision, or Detective Constable Jason Muto's decision to ignore the factual information, hard evidence, and correct formulas that were provided via email by our Producer.

Of course, we do not know for sure what motivated the detective to help the multi-million and multi-billion-dollar corporations, but we sure can think of a few hundred possibilities.

In a court of law, there is seldom if ever the opportunity to ‘motivate’ a judge to see things your way. That is what Donald Trump is now learning south of the border, as he tries to delay his trials using whatever means or excuse is available, while also trying to remove judges who are not biased in his favour. That reality would explain why the broker at Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank are so reluctant to file a claim in court that they know they cannot prove. In the past, our Producer has been very successful in defending against Strategic Litigation Against Public Participation (SLAPP) lawsuits that were used by corrupt corporations trying to use the threat of litigation to protect their own best interests after hurting others. In one Toronto case, our Producer successfully defended against and defeated nine lawyers from three Bay St. law firms, arguing in the Superior Court of Justice, the Court of Appeals, the Ontario Court of Justice, and the Federal Tax Court of Canada. In the end, the abusive litigation resulted in the aggressor being forced into bankruptcy, the resignation of several lawyers, and the sudden, brutal and humiliating termination of a dishonourable dismissed former police officer turned lawyer, who our Producer exposed in court as being a violent ex-convict who had put the head of a handcuffed and defenceless man through a wooden table.

That kind of across-the-board legal victory is rarely accomplished by a self-represented litigant, which shows the depravity to which some people will go when trying to hide corporate corruption.

We are hoping that the Financial Services Regulatory Authority of Ontario (FSRA) is less easily ‘motivated’ to help the loan sharks of Lefroy and their allies, and we are pretty sure they will take note of how we have fully exposed the brass and detectives of the South Simcoe Police Service for their blatantly biased investigations and apparent abuses of public trust. We are very sure that they don’t want or need this kind of honest public exposure. However, in the best interests of seniors living in Simcoe County, who could fall prey to this kind of financial abuse, we will exercise our rights to the fullest to ensure the best results for the especially vulnerable of our community who appear to be seen as nothing more than fodder for profit by the brokers at Verico the Mortgage Station, the management team of Verico Financial Group Inc. and the board of directors at HomeEquity Bank. We will be extra attentive to any apparent breaches of public trust, and we will accept nothing short of a full and thorough investigation of the facts about the indictable offence of usury, or loan sharking, that was committed by Renee Dadswell with the assistance of Lisa Purchase and then covered up or ignored by David Flude and their allies W. Mark Squire and Yvonne Ziomecki-Fisher.

We now have considerable support offered by various unions, and civil rights activists and we are not concerned in the slightest by the idea of picketing the brokers and their allies, or the even the FSRA.

It is now obvious to virtually everybody who comes to view our reports and videos that there is a good reason why the brokers at Verico the Mortgage Station and their allies at Verico Financial Group Inc. and HomeEquity Bank are hiding from our evidence and refusing to take this matter before a judge, as they 'threatened' to do through their lame, anonymous, unsigned ‘Notice of Libel’ that our Producer debunked so sufficiently in just one email that these multi-million and multi-billion-dollar corporations appear unable to retain counsel who will sink so low to represent them, and they are too scared to file their claim in any court of law.

This game of hide-and-seek is drawing more media interest, and also scrutiny by various government offices.

David Flude, Renee Dadswell, and Lisa Purchase, the brokers at Verico the Mortgage Station, or their allies W. Mark Squire, President and Chief Operating Officer, Verico Financial Group Inc. and Yvonne Ziomecki-Fisher, Executive Vice President Marketing and Sales of HomeEquity Bank, could have resolved this issue two years ago, over a cup of coffee, by paying back the money that Renee Dadswell stole by usury. Instead, the brokers of Verico the Mortgage Station, and by extension, the management team of Verico Financial Group Inc. and the board of directors at HomeEquity Bank chose to wallow in denial and sink their heals into the ground in an arrogance and vacuous stance that has turned what they claim was a 'mistake' into a very public battle, the details of which have been read, watched, or skimmed by more Canadians than even we can accurately count. We know from having received dozens of emails that this war on reality has cost the brokers and their allies hundreds of thousands of dollars in potential commissions. David Flude confessed as much in an email to the client who chose, based on our reporting, to take her $800,000.00 mortgage to another broker:

"The info you and everyone else can see is from a repeat serial agitator."

That claim about our Producer is an unsupported lie, which is easily debunked by the testimonials of those who represent the hundreds of charities, not-for-profits, and benevolent community groups to whom we have donated services throughout the past decade. A quick look shows that our Producer is not the man David Flude depicts him to be, and if the Principal Broker at Verico the Mortgage Station is willing to lie about that, what else is he being dishonest about?
