  1. Our articles have been online throughout the time shown above; however, we have not received a single challenge to our fully-supported alllegations.

  6. So far, none of them have shown the courage to stand up and disprove our claims, meaning all of our allegations remain 100 per cent uncontested.
  7. These purportedly 'legitimate' companies, who secretly lie to their clients about us, appear so afraid of our evidence they will not challenge our allegations.
  8. If we were not factual in our reporting, any of those corporations could have attained a cease and desist order or other injunctive relief against us.
  9. Instead, all these wealthy corporations seem willing or able to do is hide in the dark and hope that their clients do not learn the truth.
  10. So far, 97% of comments made online or through emails, direct messaging, etc. have been supportive of our exposure of these criminal acts.
  11. The South Simcoe Police Service is subject to pending investigation after omitting evidence and falsify figures to help the wealthy brokers.
  12. The Producer is 35-year media veteran who has worked as an international television news in places like Bosnia and the Middle East, and as the Deputy Editor of a national European newspaper owned by the Washington Times.
  13. The Producer has also passed on that knowledge and experience by teaching at three community and private colleges in Ontario and British Columbia.
  14. The Producer and crew of this exposé documentary represent a not-for-profit community channel that since 2014 has donated more than $700,000.00 worth of services to more than 185 local charities, not-for-profits, benevolent special interests groups, and the towns and villages of Simcoe County.
  15. In 2020, at the height of the pandemic, the Producer and crew were nominated for and voted to the highest levels for an award for altruism presented by the City of Barrie and the Greater Barrie Chamber of Commerce.


Associated Verico Brokers Show The Need To Protect Their Own Interests

On June 11 and 12, we sent the email included below to a list of brokers and brokerages that operate under the Verico flag in Ontario. Clearly, from our visitor logs, many of them shared the details of our pending documentary with associated brokers in other cities and provinces, as we had hits come in from all sides, east to west.

We are now compiling the list of all Verico brokers to whom we will be sending our introduction, as well as to others who are not associated and who are their competitors.

As is seen in our email below, we are concerned mostly about the backlash on these brokers that is inevitable when people learn about how the brokers at Verico the Mortgage Station committed crimes including loansharking, skimming a mortgage disbursement, and manipulating clients through well-coordinated confidence schemes. Many of the clients of Verico the Mortgage Station are vulnerable seniors, who go to them to sign up for a CHIP Reverse Mortgages offered by the HomeEquity Bank , which is now owned by the Ontario Teachers’ Pension Plan Board.

From the responses we have received, it seems obvious that most people, including these brokers, see the actions of Renee Dadswell, Lisa Purchase, and David Flude to be reprehensible.

Yesterday was by far our busiest day for visitors, as brokers from across Ontario and essentially every other major province became aware of the truth, that the brokers at Verico the Mortgage Station, management at the Verico Financial Group, and the board of HomeEquity Bank had most likely hoped would just go away. Those who responded, based on guaranteed anonymity, seemed most interested in why none of the key players were willing to seek a cease-and-desist order or other injunctive relief. Instead, from what we are told, they are deflecting internally with creative storytelling that certainly seems to have little credibility even when told to their own people. If that is true, it is little wonder that not one person has attacked our articles when posted on social media. All we have experienced is one woman who commented that she had a good experience with Verico the Mortgage Station. One client standing up for them is a pretty low level of support for a brokerage that provides services through twenty-one brokers. We have many times as many complaints on file that we are fact-checking and vetting for the documentary.

Ethical people and corporations with a conscience do not stand idly by and allow others to call them loansharks and defrauders of the elderly, and that is especially true when the messenger is part of the media.



Some of those who received our email also noted that the story told officially by the corporation(s) in hiding does not jive with what they saw on our website. For them, it was much easier to believe a seven-year-established philanthropic media producer who has donated more than six hundred thousand dollars’ worth of services through a minimum of 300 donated videos to at least 180 charities, not-for-profits, and benevolent community groups, rather than believe the word of a brokerage company that is accused openly of charging 120% interest on a loan, which is an indictable criminal offence punishable by up to five years in prison, but who will not defend themselves in any way.

Our evidence is readily available and open to the public, while the three involved corporations in this story hide from the proof and the reality that they cannot contain this story.

The full list of the brokers we contacted is included here beneath our email. We include them to once again limit claims of plausible deniability. We will not release which brokers reached back to us but can say that two wanted to see the original evidence and a third agreed to meet to discuss speaking on camera. All three expressed concern that their business could be hurt by backlash to the crimes committed by the brokers of Verico the Mortgage Station that are currently under investigation by a specialist fraud detective of the South Simcoe Police Service.

Keep in mind that this has all happened because one broker, Renee Dadswell, chose to steal from a client through loansharking and grift, and she apparently has no issue with hurting everybody around her.

My name is John Ironside and I am the producer/director of a documentary for Canada-wide broadcast and international streaming that is being produced to reveal the crimes that have been committed by brokers at Verico the Mortgage Station, located in Lefroy, Ontario.

Our focus is on three brokers, Renee Dadswell, David Flude, and Lisa Purchase, who defrauded me as a client through loansharking and by charging an illegal “administrative fee”. The fee was never approved, and the interest on the loan was charged at 10% per month or 120% per year. Both were skimmed out of the disbursement of the mortgage without my consent. Usury, also known as loansharking, is an indictable offence under section 347(1) of the Criminal Code of Canada, and is punishable by a prison term of up to five years.

If you have not been informed about this documentary, you might want to contact the Verico Financial Group to enquire why. We have been reporting on the story for more than a year, and the following of our posts is growing exponentially as seniors and their younger family members share the story and evidence. Your business stands to be harmed by what is known as social shrapnel, which happens when every part of a company, like those working under the flag of Verico, becomes painted as being the same as those who commit the crimes. We now live in a cancel culture, and the subject of defrauding and loansharking seniors is a sensitive issue for any decent person.

I am the principal producer of documentaries and community programming at Five Points Media, based in Barrie. I am an internationally experienced journalist and documentary producer with about 5,000 international and domestic production credits. I have been the Deputy Editor of a national European newspaper, and I have reported for the British equivalent of CNN from places like Bosnia Herzegovina during their civil war, and the Middle East during the first Gulf War. I also spent three years with groups like Greenpeace on the open seas reporting on environmental issues.

My team and I at Five Points Media produce fully donated programming that helps local charities, not-for-profits, and benevolent community groups to promote, educate, and fundraise through the power of online video and media. Since 2014, we have produced more than 300 videos for a diversified group of 180+ community groups. That fully donated work is valued at greater than six hundred thousand dollars. At the height of the pandemic, in 2020, we were voted finalists for the Paying It Forward award for altruism, which is presented each year by the Greater Barrie of Commerce and the City of Barrie. I mention this only because we are aware, through emails from an Inspector of the South Simcoe Police Service, that the brokers at Verico the Mortgage Station told the first detective some interesting stories about me and why the mortgage they eventually brokered took them nine weeks to close instead of the promised three.

The math does not lie. As you will see through the empirical evidence that we have presented publicly, on March 31, 2022, broker Renee Dadswell loaned me $2000.00 that she e-transferred to my account. That loan was made necessary by the grift or incompetence of Lisa Purchase, who dragged out a “guaranteed” three-week process to an actual nine weeks. Each time the mortgage failed to close, Lisa Purchase had another excuse, always blaming the lender, HomeEquity Bank. Then came the grift, as Lisa Purchase would offer a fast close on a private mortgage that required as much as double the rate of interest and much higher broker fees.

As a result of her many broken promises, I no longer had a kitchen as we proceeded on renovations based on faith, and I could not work in the creative spaces of my business that were half-finished. I also could not borrow anywhere else without complicating and elongating the closure of the mortgage.

On May 16, 2022, when the mortgage finally cleared, the brokers at Verico the Mortgage Station deducted from the disbursement of my mortgage the sum of $2499.75 that was clearly marked as being diverted to Renee Dadswell. That equation of $499.75 in costs for a loan of $2,000.00 for a period of only 46 days calculates to 120% interest plus an unauthorized “administrative fee” of $200.00.

This matter is now under investigation by a specialist financial detective of the South Simcoe Police Service, and it goes without saying that I will be sending a request for an investigation along with all evidence to the Financial Services Regulatory Authority of Ontario. If there was no substance to my claims, the Chief and Inspector of the South Simcoe Police Service would not have reversed their initial decision on the claims, nor assigned a specialist fraud forensics detective to review the initial investigation.

I was also called last week by the Director of the Contact Centre and Client Relations at the HomeEquity Bank, which is now owned by the Ontario Teachers’ Pension Plan Board. The Director expressed considerable concern and asked me to send him true copies of the originals of the evidence that I will be providing to the specialist fraud detective when we meet on Friday. I have agreed fully. Consider the cost to your business if when all is exposed the HomeEquity Bank, owned by a union, chose to cut all ties with Verico because senior management would not investigate this matter. How much would that cost you?

This documentary is not about $500.00 in grift. It is being produced out of concern for the often-vulnerable seniors who entrust the brokers at Verico the Mortgage Station to deal in good faith when brokering a CHIP Reverse Mortgage. During our conversation, it became clear that the Director at the HomeEquity Bank understood what I was saying, and how it would look for the union-owned bank if they did nothing. If the brokers I dealt with will stoop to unauthorized fees and loansharking while elongating the process to manipulate and manufacture stress, as Lisa Purchase did with me, what else will they do to grift clients?

It was more than a year ago that I wrote directly to Mark Squire, President & Chief Operating Officer of the VERICO Financial Group Inc. advising him of my allegations, but he declined to even investigate my claims and did not ask for the evidence. So, is this grifting so common in the world of mortgage brokering through Verico that fraud is seen as just one of the perks of the broker licensing agreement? How much will this lack of ethical concern end up costing you?

For more than a year, the brokers at Verico the Mortgage Station and management at Verico Financial Group have simply hidden. This is obvious to everybody, as is the evidence supporting that Renee Dadswell, David Flude, and Lisa Purchase misdirected the initial police investigation to such a point that the Inspector of the South Simcoe Police Service said in an email that they had produced a document showing that they had only charged 1% per month or 12% per year. The initial detective might have been motivated to accept that claim on blind faith, but immediately after I provided the Inspector and Chief of the South Simcoe Police Service with the original documents including a bank statement and the Funds Disbursement Record they saw the illegality of the fees and the usury level of interest that were actually charged.

It is mostly due to this obvious cover-up that our readership is already well into the thousands, and it is why several advocacy groups for seniors are now spreading the word about the fraud committed. It is unfortunately inevitable that this fully supported story will generate a backspin that could, and likely will, hurt all brokers who work under the Verico banner. It could also harm by brand association those who sell HomeEquity CHIP Reverse Mortgages. I am hoping to eliminate or reduce that damage to uninvolved parties, which is why I am writing to you directly.

When it comes to credibility, you must also ask yourself why neither the brokers at Verico the Mortgage Station, VERICO Financial Group Inc., nor the HomeEquity Bank have taken any legal action to silence our story. If our claims were without substance, then it would be an easy matter to seek a Cease-and-Desist order from the Superior Court. Verico the Mortgage Station posts sales of $5 million, and the HomeEquity Bank is reported to be worth $5.7 billion. We are a small documentary production service and not-for-profit community channel, and we have been telling our side of this story for more than a year. If we were posting libel or defamatory comments, any of them could easily silence us. The reason they hide instead of challenging our claims is we have the evidence and they know it, and we are not afraid to fight in court to secure the right to tell the truth.

If you look at our history of Investigative Journalism, you will see that our stories are devastating to those who abuse the trust of others, and who abuse the power and authority of our criminal and civil justice systems. You will also see that every single company or person that we have brought to light for criminal or civil abuses has been forced into bankruptcy, to close their corrupt business, to lose an election, or to face orders of the court restricting their liberties. We hold a 100% success rate regardless of the power or connections of the person about whom we were reporting.

The brokers at Verico the Mortgage Station might have been able to bamboozle the first detective to review this case, but when the Inspector and Chief of the South Simcoe Police Service were presented with unarguable evidence, they both apologized and ordered a fraud forensic investigation by a specially trained detective. That is a clear indication that this police service realized they had been lied to by the brokers of Verico the Mortgage Station, and that they wanted to thoroughly review the evidence, some of which seems likely to have been falsified by the brokers of Verico the Mortgage Station.

I am reaching out to you in the hopes of finding an uninvolved legitimate mortgage agent from Verico who will speak on camera to the evidence and explain to Canadians across our land that not all brokers are the same. I wish no harm to come to any person not involved in this matter, which is why I am offering you the opportunity to distance yourself from the crimes of these brokers who fly the same flag as your business.

We are openly presenting our side of the story with evidence. Meanwhile, those who represent Verico the Mortgage Station, VERICO Financial Group Inc., and the HomeEquity Bank continue to hide from the truth and will not present their case to the public.

Personal liability is not the issue here, as you are not involved in this matter. However, you could and likely will suffer backlash as more people learn of this story through social media sharing and emails. Then there is the issue of mainstream media, which is coming to our story through organic means and whom we will be contacting en masse with press releases.

Brand association is likely why you joined the Verico team, but now the actions of others can bring harm to you. It is time for you to ask if you stand with the potentially vulnerable victims of the brokers at Verico the Mortgage Station, or if you are going to be part of the coverup that is inevitably going to be exposed.

This tactic of cover up and denial is already being used in place of a defence by Verico the Mortgage Station, Verico Financial Group, and HomeEquity Bank. We alone appear to feel there is an ethical obligation to inform potential victims of the nature of the crimes committed that the South Simcoe Police Service originally tried to bury before the evidence compelled them to assign a specialist fraud investigator.

What these brokers and brokerages do with this information is their choice, and their's alone.
