Why is the HomeEquity Bank, an asset of the Ontario Teachers' Pension Plan (OTPP), valued at more than $247.5B, working with loan shark mortgage brokers who prey on seniors and veterans, while draining the resources of local charities, and why are they afraid to challenge the evidence and allegations of a small not-for-profit?

  1. Our articles have been online throughout the time shown above; however, we have not received a single challenge to our fully-supported alllegations.
  2. All three brokers who are key to this documentary, David Flude, Lisa Purchase, and Renee Dadswell, have admitted in writing to our allegations.
  3. We have made multiple offers for the brokers of Verico the Mortgage Station and their various corporate allies to explain their side of the story.
  4. Despite our multiple offers of détente, not a single representatives of any of these multi-million and multi-billon dollar companies has stepped up.
  5. We have offerred to cancel this documentary, and to delete all articles and videos, if any of the accused can disprove our claims on camera using evidence.
  6. So far, none of them have shown the courage to stand up and disprove our claims, meaning all of our allegations remain 100 per cent uncontested.
  7. These purportedly 'legitimate' companies, who secretly lie to their clients about us, appear so afraid of our evidence they will not challenge our allegations.
  8. If we were not factual in our reporting, any of those corporations could have attained a cease and desist order or other injunctive relief against us.
  9. Instead, all these wealthy corporations seem willing or able to do is hide in the dark and hope that their clients do not learn the truth.
  10. So far, 97% of comments made online or through emails, direct messaging, etc. have been supportive of our exposure of these criminal acts.
  11. The South Simcoe Police Service is subject to pending investigation after omitting evidence and falsify figures to help the wealthy brokers.
  12. The Producer is 35-year media veteran who has worked as an international television news in places like Bosnia and the Middle East, and as the Deputy Editor of a national European newspaper owned by the Washington Times.
  13. The Producer has also passed on that knowledge and experience by teaching at three community and private colleges in Ontario and British Columbia.
  14. The Producer and crew of this expose documentary represent a not-for-profit community channel that since 2014 has donated more than $700,000.00 worth of services to more than 185 local charities, not-for-profits, benevolent special interests groups, and the towns and villages of Simcoe County.
  15. In 2020, at the height of the pandemic, the Producer and crew were nominated for and voted to the highest levels for an award for altruism presented by the City of Barrie and the Greater Barrie Chamber of Commerce.

On December 27, 2023, David Flude sent an anonymous email to our Producer in which he threatened to file an abusive Strategic Litigation Against Public Participation (SLAPP) lawsuit and to attain injunctive relief preventing us from reporting the truth of this story, that he was oh so very confident he would be granted.

However, no court action was ever filed.

As part of his rant, which included threats of legal action that was never acted upon, the Principal Broker and presumed owner of Verico the Mortgage Station noted as follows:

"It is unfortunate there are people who use others. You claim to be overcharged a few hundred dollars - certainly no one here is attempting to get rich from your $200. However, you turned your fake story into some government corruption case involving the police. Apparently, the Chief of the Police and serious investigators are all lining up to get their portion of $200. In your view there is so much money ($200) that several people are quick to commit criminal offenses."

The truly sad part is that at any time throughout the past two years, this life-changing exposure could have been curtailed over a cup of coffee, through quiet conversation, and an acknowledgement of wrongdoing.

The number one thing people have noticed is that NO person and NO legal entity, such as a corporation, has stood up to challenge or disprove our allegations and evidence. This list includes, but is not limited to, those about whom we have made public statements without being challenged:

  1. Verico the Mortgage Station: under the 'leadership' of Principal Broker and presumed owner, David Flude, no identified person claiming to represent the corporation that once boasted six-million-dollars a year in sales has ever denied any of our allegations, or presented any counterevidence, and all they have done to 'defend their good name' is hide and wallow in denial. That tactic, which is still being embraced by all three associated companies, is what has apparently led now to the sale of the offices of Verico the Mortgage Station and the desperate act of converting offices meant for a once growing business into rental apartments for cashflow.
  2. Verico Financial Group Inc. under the 'leadership' of President and CEO, W. Mark Squire, the management team of this multi-million-dollar financial corporation has declined to reply to correspondence and has simply ignored the crimes being committed and admitted to by one of their brokerages, apparently hoping the exposure would simply go away.
  3. HomeEquity Bank: this Schedule 1 Canadian Chartered Bank claims in their corporate propaganda to support their senior clients, and to defend their rights; however when confronted with fully supported claims of usury, or loan sharking, having been committed by a broker selling their CHIP Reverse Mortgage, former CEO and President Steven Ranson, and his replacement Katherine Dudtschak turned their backs and chose instead to collaborate with the loan sharks.
  4. Ontario Teachers' Pension Plan (OTPP): When advised of the truth, that brokers had committed usury, or loan sharking, when selling a product sold by HomeEquity Bank, which is a subsidiary of the OTPP international mega-corporation worth about a quarter-trillion-dollars, President and CEO Jo Taylor ignored the notice and took no action to defend the reputation of the Schedule 1 Canadian Chartered Bank that is legally bound to be ethical in their dealings under licensing agreements with the provincial government.
  5. South Simcoe Police Service: we have openly and very publicly accused detectives of trying to shelf the claim of usury, and of omitting and falsifying evidence so they could slip a 'get out of jail free' card to the one-time multi-million dollar brokers, but despite our having released two videos on the subject, that have been seen by 40,000 and 32,000 mostly local residents respectively, nobody from the department has ever, in any way, contested our allegations or evidence.
  6. Simcoe County Council: in a video viewed by more than 35,000 people, we openly and without reservation alleged that 'motivation' was likely used by the brokers at Verico the Mortgage Station to ensure that their loan sharking and possible other offences would not become an issue of investigation, which proved true when our Producer provided details and evidence of the offence to detectives of the South Simcoe Police Service who deliberately corrupted their own investigation. Regardless, we have not received even so much as an angry email from any of those we accused of a likely quid pro quo relationship in a video that is still being watched by hundreds of voters and taxpayers.

Anybody with any experience in law knows the only reason for this collective decision to run and hide, as made by so many powerful organizations, is an overwhelming fear of the evidence being shown in a court of law.

Fortunately, the public has seen the truth of our reporting, which they can see is unchallenged in a court of law, or even through the presentation of counterevidence, which we have requested be provided under the offer of cancelling the documentary if any of those we accuse can disprove our fully supported and unchallenged allegations. This is reflected in the large number of messages we have received thanking us for letting the public know of the risks associated with dealing with the loan sharking brokers of Verico the Mortgage Station and their collaborators at Verico Financial Group Inc. and HomeEquity Bank, and the dramatic increase in traffic resulting from shares of our content on social media. Although these messages and shares originally concerning only the loan sharks at Verico the Mortgage Station, messages and notices of shares on Facebook are now coming from every province and several of the territories, as Verico Financial Group Inc. and HomeEquity Bank do business across the country.

Due to the change in dynamics, we are now shifting our focus and concentrating on the third party collaborators who let this abuse go unchallenged.

With Verico the Mortgage Station apparently drowning in debt as a result of our reporting, we will now be focusing more on the higher levels of the fraud food chain and will be focusing on reaching people in all parts of Canada. This will be initiated when the weather cools and more people are active on social media. Verico the Mortgage Station and their collaborators at Verico Financial Group Inc. and HomeEquity Bank chose to ignore their legal and ethical responsibilities to their client, and instead to support and continue working with Verico the Mortgage Station for two full years after they were advised, and were provided with evidence, showing the criminal and ethical abuses of trust undertaken by the loan sharking brokers.

That is a long time for any 'ethical trusted financial service' to knowingly assist in concealing crimes committed against their client, and it seems from their apparent disengagement, that they finally got the message.

People have a right to know about the slack ethics of Verico Financial Group Inc. and the HomeEquity Bank before they entrust them with their life savings. The fact that Verico the Mortgage Station now appears so damaged by the exposure of their own actions that they are turning offices into apartments and trying to sell their custom-built facilities shows just how many people our reporting has reached, both locally and nationally, and how the power of truth can cause huge waves of influence.

Sadly, for the constantly shrinking number of brokers at Verico the Mortgage Station, it seems likely David Flude's inability to face his own legal and ethical breaches of trust will end with all of them looking for a job.

We noticed yesterday that another agent for Verico the Mortgage Station, named Jolanta Mierzejewski, vanished without fanfare from the second bottom row of the online list of brokers and agents working for the company, and that she has not be replaced. That list once featured about 25 brokers and agents, and the growth of the team was once touted as being the reason for new offices. However, now those offices are being rented out as apartments, apparently to improve the company's cashflow. We must admit that is not the worst idea given the circumstances, as David Flude's pride and ego has chiselled and hacked his workforce down to only 18 brokers and agents, and it is likely they are all looking to jump off that 'Our Team' page to move onto bigger and much better things.

We wonder if David Flude is still so cocky about "no one here is attempting to get rich from your $200", or if maybe he realises he simply tried to scam the wrong person and is now paying the price.

Ethics are evidently not a big concern for David Flude, who tried to taunt, insult, and threaten his way out of being exposed for his criminal and ethical abuses of trust, and those of his brokers. He could likely use those few hundred dollars now, as he desperately tries to rent apartments in his commercial property that he is also trying to sell. while struggling to convince the lenders, who are happy to receive our updates, that he is not a risk to their reputations, even after it appears that both Verico Financial Group Inc. and HomeEquity Bank severed all ties with his brokerage. In sharp contrast, just last week our Producer pushed the legitimate issue of open access to the media so hard that he gave the City of Barrie and the Barrie Police Services no choice but to arrest him so he could expose their abuse of the rights of the unsheltered population in a court of law, before a Justice of the Court, where a ruling will be based on the evidence and not through an abuse of authority by officials trying to conceal the illegality of their own actions.

That is called integrity, and it walks hand in hand with the solid kind of ethics that have not so far been displayed by anybody at Verico the Mortgage Station, Verico Financial Group Inc., or HomeEquity Bank.
